When Should You Lower Your Rates?

1 min readUpdated 14 Oct 2026Reviewed by Homeyhuts Editorial Team

Learn when a price reduction may be appropriate and how to lower rates strategically without reducing your property's value unnecessarily. Lowering prices can help when demand is weaker than expected, but it should not be the first response to every empty date.

When to Review Your Rates

Consider reviewing pricing when:

  • Upcoming dates remain unbooked.
  • Booking pace is slower than normal.
  • Comparable properties are significantly cheaper.
  • A previously expected high-demand period is not performing as expected.
  • Enquiries are low despite good availability.

Before Lowering the Price

Check whether the problem is actually pricing. Review your photos, listing content, availability, restrictions, reviews and active promotions.

You can also make a targeted reduction only for low-demand dates instead of changing your entire calendar.

Example

If your weekday rate is ₹4,500 but similar properties are selling at ₹3,800 during a low-demand period, you could test a smaller adjustment for selected weekdays rather than reducing every date.

Tip

Always measure the result after a price change. A lower rate is useful only if it improves booking performance enough to justify the reduction in revenue per night.
