How to Adjust Prices When Your Occupancy Is Low

1 min readUpdated 14 Oct 2026Reviewed by Homeyhuts Editorial Team

Learn how to respond when your upcoming occupancy is low without immediately reducing prices across your entire calendar. Low occupancy should trigger a pricing review, not an automatic discount.

Step 1: Check Demand

Look at booking pace, enquiries, seasonality, local events and competitor availability.

Step 2: Check Your Restrictions

Review minimum stay, maximum stay, advance notice and other availability rules. A restriction may be preventing guests from booking even when dates appear open.

Step 3: Compare Competitor Rates

Compare similar properties based on location, amenities, capacity and guest experience.

Step 4: Make a Targeted Adjustment

If pricing appears to be the issue, adjust only the affected dates instead of lowering your entire calendar.

You can use Flexi Pricing when multiple properties or dates require a similar percentage adjustment.

Step 5: Monitor the Result

After changing the rate, watch booking pace and enquiries. If performance improves, the adjustment may be working. If it does not, review other factors affecting conversion.

Example

If a property is only 20% occupied for an upcoming low-demand week, instead of reducing every future rate, identify the specific empty dates and make a targeted adjustment.

Tip

Never use a blanket price reduction as the first response to low occupancy. First understand whether the problem is price, demand, restrictions, listing quality or availability.
