When Should You Increase Your Rates?

1 min readUpdated 14 Oct 2026Reviewed by Homeyhuts Editorial Team

Learn when increasing your rates makes sense and how to identify signs that demand is strong enough to support a higher price. You should consider increasing your rates when guests are booking quickly, occupancy is rising, high-demand dates are approaching, or similar properties are becoming more expensive or unavailable.

Signs That You May Be Underpriced

Look for:

  • Your high-demand dates are filling much faster than expected.
  • Nearby comparable properties are selling out.
  • Guests are booking far in advance.
  • Your occupancy is increasing rapidly.
  • You receive strong demand even after a price increase.
  • A festival, holiday or major local event is approaching.

How to Increase Rates

Increase rates gradually rather than making a very large change. Start with the dates where demand is strongest and monitor booking pace.

For example, if your usual weekend rate is ₹5,000 and a long weekend is showing strong demand, you could increase the rate for those dates instead of increasing your entire calendar.

Before Increasing Your Rates

Check your competitors, current occupancy, remaining inventory, event demand and active promotions.

Tip

Do not wait until a property is completely booked to review pricing. Once demand is clearly increasing, you may have already missed the opportunity to capture additional revenue.
