How to Price a New Property

1 min readUpdated 14 Oct 2026Reviewed by Homeyhuts Editorial Team

Learn how to set an initial price for a newly listed property and build a pricing strategy that helps you attract early bookings without undervaluing the property. A new property usually has little or no booking history, so your starting price should be based on the market rather than assumptions.

How to Set an Initial Price

Start by researching comparable properties in the same destination. Compare properties based on location, capacity, property type, amenities, room quality, views, services and guest experience.

Then consider your own costs and the revenue you want to generate. Set an introductory rate that is competitive enough to encourage bookings while still reflecting the value of the property.

For the first 60–90 days, monitor how the property performs. Look at:

  • Enquiries and booking requests.
  • Occupancy.
  • Booking pace.
  • Weekend versus weekday demand.
  • Guest feedback.
  • Competitor pricing.

When Should You Change the Initial Price?

If bookings are coming in very quickly, your price may have room to increase. If the calendar remains empty despite good availability and listing quality, review your rate and the overall listing before making an adjustment.

Example

If similar villas are selling at ₹8,000–₹10,000 per night and your newly launched villa has comparable amenities, starting at ₹7,500–₹8,500 may help generate early traction while you build reviews.

Tip

Being the cheapest property is not the goal. Your starting rate should be competitive while protecting the property's perceived value.
