How to Price Different Room Types

1 min readUpdated 14 Oct 2026Reviewed by Homeyhuts Editorial Team

Learn how to create sensible price differences between room types based on their features, capacity and value to the guest. Different rooms should not necessarily have the same price. Guests expect to pay more for additional space, better views, private balconies, premium amenities, larger beds or other benefits.

What Should Influence Room Pricing?

Consider:

  • Room size.
  • Number of guests it accommodates.
  • Bed type.
  • Bathroom type.
  • View.
  • Balcony or private outdoor space.
  • Amenities.
  • Privacy.
  • Floor or location within the property.
  • Overall guest experience.

How to Create a Price Difference

Start with your standard room as a base rate. Then add a reasonable premium to rooms that offer additional value.

For example:

  • Standard Room: ₹3,500
  • Deluxe Room: ₹4,000
  • Premium Room with View: ₹4,500

The exact difference should depend on your market and competitors.

Tip

Make sure your listing clearly explains why one room costs more than another. The guest should be able to understand the value behind the price difference.
