Understanding Property vs Room Listings
Understand the difference between a property and an individual room or inventory unit and why the distinction matters for pricing, availability and bookings.
A property is the overall accommodation, while a room or inventory unit is a separately bookable part of that property when the setup supports individual inventory.
- For example:
- A hotel-style homestay may have one property with several separately bookable rooms.
- A villa may be sold as one entire property.
- A property may have multiple room types with different prices and capacities.
Why this matters:
The inventory structure determines how guests can book the accommodation and how availability should be managed.
- If rooms are independently bookable:
- Each room can have its own availability.
- Room pricing may differ.
- Reservations can occupy individual rooms.
- OTA mapping must connect the correct room to the correct channel inventory.
- If the entire property is sold as one unit:
- Availability is managed at the property level.
- A reservation can block the whole property.
- Entire Place Mode or similar inventory configuration may be relevant depending on the setup.
Example:
A four-bedroom property can either be marketed as individual rooms or as an entire villa. These are fundamentally different inventory models and should not be configured interchangeably.
Tip: Decide how guests should actually buy the property before setting up your room structure and OTA mapping.
