How to Build a Property Operations Routine
Create a repeatable routine for managing guest communication, housekeeping, maintenance, supplies, bookings and property readiness.
A good operations routine makes hosting predictable. Instead of reacting to every booking or problem, create a set of daily, weekly and monthly activities that keep the property ready.
- Start by identifying the recurring responsibilities:
- Reservations and calendar checks.
- Guest communication.
- Housekeeping.
- Property inspections.
- Maintenance.
- Consumables and supplies.
- Expense tracking.
- Staff coordination.
- Listing and pricing reviews.
Build the routine around the guest journey. Before arrival, prepare the property; during the stay, remain available; after checkout, inspect and reset the property.
Example:
A simple routine could include checking the next three days of arrivals every morning, reviewing housekeeping after every checkout, and completing a detailed property inspection once a week.
Tip: Document the routine so another team member can follow it when you are unavailable.
