How Restrictions Affect Your Property's Availability
Learn how booking restrictions can change your property's bookable availability and why an open date may not always be available for every type of booking. Restrictions do not necessarily block a date. Instead, they can define the conditions under which that date can be booked.
Example: Minimum Stay
If Tuesday, Wednesday and Thursday are open but Tuesday has a 2-night minimum, a guest may need to book a qualifying combination of nights rather than Tuesday alone.
Example: Maximum Stay
If your maximum stay is set to 5 nights, a guest looking for a 7-night stay may not be able to book the property even though all seven dates appear open.
Example: Advance Notice
If your property requires advance notice, a guest searching too close to check-in may be unable to make a booking even though the date is not blocked.
Why This Matters
Restrictions can help you:
- Reduce operational difficulties.
- Encourage longer stays.
- Protect high-demand periods.
- Control very long bookings.
- Give your team enough time to prepare the property.
However, overly strict restrictions can reduce your effective bookable inventory.
Tip
If your calendar looks available but bookings are unexpectedly low, review your restrictions before reducing your price. The issue may be a booking rule rather than demand
